A Grading Control Plan is a crucial document required before the Municipality executes the Agreement for a subdivision development. This plan, prepared by the Owner’s Consulting Engineer, serves as a detailed blueprint for managing the grading and drainage of the lands within the proposed subdivision, as well as adjacent lands that drain through the subdivision.
The plan includes spot elevations at the four corners of each lot or block, revealing the actual elevation of the natural ground at those specific points. Importantly, these elevations are determined through on-site surveys rather than calculated through interpolation between contour lines. The Grading Control Plan also illustrates proposed spot elevations to indicate the intended alterations to the ground level.
The Owner is obligated to provide as-built grade control plans for each lot before an Occupancy Permit is issued, and they are responsible for correcting any drainage problems resulting from improperly executed work at their own expense. Furthermore, the plan is subject to amendment with the written approval of the Municipal Engineer, ensuring flexibility to accommodate changes as necessary for effective and compliant land development.
